Owning a house is a desire as well as a basic need for humans. Various efforts have been made by the community to meet these needs, one of which is by doing mortgages. The community is given choices and conveniences, by doing conventional or sharia-based credit. This paper tries to compare the mortgage financing system between commercial banks and Islamic banks. The purpose of this comparison is to determine the application of KPR financing at the State Savings Bank (BTN) and Sharia State Savings Bank which are used as samples, and the comparison of financing between Conventional Home Ownership Loans (KPR) and Sharia Home Ownership Loans (KPRS), as well as the comparison of murabahah. and istishna in financing Sharia Home Ownership Loans (KPRS) at PT. State Savings Bank (Persero) Syariah Medan branch. The type of research used is descriptive qualitative research. This study uses primary data sources and secondary data sources, with data from interviews with employees of Bank BTN and Bank BTN Syariah Medan Branch, as well as field research through direct observation.
